Heat service

Boiler replacement and new boiler installation in NYC

For private houses, apartment buildings and commercial properties in Brooklyn, Queens, Staten Island and Manhattan. We size the boiler correctly, install it, file the paperwork and start it up.

Replacement for every kind of property

Private house boiler replacement

One- and two-family homes. We size the new boiler to the house, remove the old one, connect gas, water and venting, and start it up.

Apartment building boiler replacement

Multi-family, co-op and condo buildings. Scheduled with the super, staged to limit time without heat, insurance certificates provided.

Commercial boiler replacement

Stores, offices, restaurants and mixed-use buildings, including larger-capacity boilers and gas service work.

New boiler installation

For renovations, homes moving off electric heat, and oil-to-gas conversions, including gas line and venting work.

Signs it is time to replace

Age

Cast-iron boilers often last 20 to 30 years; many other types fewer. Past 15 to 20 years, every major repair deserves a second look.

Repeated repairs

Three or more service calls in one season usually means the boiler, not one part, is the problem.

Cracked section or heat exchanger

Water leaking from the boiler body or signs of flue gas leaks. This is a replacement, not a repair.

Rising gas bills

An old, inefficient boiler costs more every month. A properly sized new one can lower fuel use.

What every replacement includes

  • Heat-loss check and correct boiler sizing
  • Removal and disposal of the old boiler
  • New boiler, near-boiler piping and valves
  • Expansion tank, relief valve and, on steam, low-water cutoff
  • Venting or chimney liner check, and connection to gas
  • Required NYC Department of Buildings filing
  • Start-up, combustion test and a walkthrough of the controls

Choosing the right boiler

Gas hot water boilers are the most common replacement in houses. High-efficiency condensing boilers use less gas but need PVC venting and a condensate drain.

Steam boilers are the only choice for steam radiator systems, which describes most pre-war buildings. A steam system cannot take a condensing hot water boiler without re-piping the building.

Combination (combi) boilers provide heat and domestic hot water in one unit and suit smaller homes and apartments where space is tight.

We install major brands including Weil-McLain, Burnham, Peerless, Navien, Buderus and Viessmann, and we will tell you which fits your building and budget.

Recent job

Navien high-efficiency wall-hung boiler installation

  • Navien condensing boiler, Energy Star rated, mounted on the wall to free floor space
  • New copper piping with isolation valves on every line
  • Strainer and air separator to protect the boiler
  • Circulator pumps and expansion tank on the heating loop, piped for separate zones
  • Started up and set to 158°F supply temperature

A condensing boiler recovers heat that an older boiler sends up the chimney, so it uses less gas for the same warmth. Zoning lets each area of the house run on its own thermostat.

Recent job

Gas boiler installation with an indirect hot water tank

  • New gas boiler set on a raised base
  • New copper near-boiler piping and valves
  • Expansion tank sized for the heating loop
  • Flue liner connected for venting
  • Indirect hot water tank piped to the boiler, with its own zone control

An indirect tank heats domestic water with the boiler instead of a separate burner, so the house gets plenty of hot water from one efficient heat source.

Recent job

Three-zone heating controls for a three-family house

  • Three Honeywell zone valves, one per floor, so each apartment has its own thermostat
  • Taco zone control panel wired to all three valves
  • Supervent air separator to keep air out of the heating loop
  • Amtrol Extrol expansion tank on the boiler system
  • New transformer and low-voltage wiring for the controls

In a multi-family house, zoning means a tenant on the third floor is not freezing while the first floor is overheated. Each floor calls for heat on its own.

Boiler replacement questions

How long does a boiler replacement take?

Most one- and two-family homes are done in one working day. Larger apartment-building boilers usually take two to four days, depending on the size, piping and venting work.

Do you do boiler replacement in private houses?

Yes. Private houses are a large share of our replacements, especially in Queens, Staten Island and southern Brooklyn. We size the boiler for the house, not just the old unit.

Do you replace boilers in apartment buildings and co-ops?

Yes. We coordinate with supers and managing agents, plan around tenants, and provide the insurance certificates buildings ask for.

Can you convert my house from oil heat to gas?

Yes. A conversion usually means a new gas boiler, a new or upgraded gas line and meter coordination with the utility, removal or abandonment of the oil tank, and a chimney liner or new venting.

Is a permit needed to replace a boiler in NYC?

Yes. Boiler and gas work in NYC must be done under a licensed master plumber with the required Department of Buildings filing. We handle the paperwork.

Should I get a high-efficiency condensing boiler?

Often, for hot water systems in houses. They need PVC venting and a condensate drain, so the building has to allow for that. Steam systems need a steam boiler, not a condensing hot water unit.
